TRCB partnered with Auckland Airport to design and deliver a premium outlet shopping destination featuring 100+ retail tenancies on a 150,000m² site, situated in a prime location on the north-eastern side of the airport precinct.

As New Zealand’s first ever premium purpose-built outlet centre, Mānawa Bay offers an authentic, convenient shopping experience with a multitude of choice, including sought-after premium fashion, lifestyle and dining options. The outlet centre’s contemporary interiors feature three entry points and a figure-of-eight layout for easy movement and customer navigation. The building provides 24,000m² of retail space and stores ranging in size from 50m2 to 1500m².

A food-and-beverage area is located at the heart of the centre, offering indoor and outdoor seating, with large windows maximising water views and bringing in natural light and northern sun. The interiors are purposefully pared back, with polished concrete floors and an overall industrial finish – apart from customer amenities, which introduce warm colour and natural tones and textures.

Mānawa Bay was built with a strong emphasis on sustainable design principles and robust, long-lasting materials with minimal energy requirements. Auckland Airport is targeting a 5-Star Green Star design and build. The outlet centre houses the country’s largest rooftop solar array, which generates enough electricity to meet the equivalent of 80% of the centre’s power usage. With its park-like setting, accessible location and welcoming design, Mānawa Bay is one of the leading outlet centres in Australasia.
